For Lease: Two NCC Properties in Ottawa–Gatineau

Call for Proposals
We are looking for public or private parties to lease the existing buildings and land at:
- 150 Middle Street in Ottawa, Ontario
- 1055 Aylmer Road in Gatineau, Quebec.
To lease one of these properties, submit a proposal or business plan that addresses the criteria noted below.
Heritage Properties for Lease
150 Middle Street, Ottawa
This heritage property is located on Victoria Island, on the Ottawa River between the Chaudière and Portage Bridges. Built in 1880, the building was formerly the office of Bronson and Co. It was designated a “recognized” federal heritage building in 1991.

- 0.2 hectares of land in an area of national interest
- 0.48 square metres (5,134 square foot), two-storey heritage building
- Area for kitchen facilities
- 5 washrooms
- Parking area
- Close to downtown Ottawa and Gatineau
NCC Objectives for 150 Middle Street

1055 Aylmer Road, Gatineau
This heritage property is located at the corner of Aylmer and Allen roads in Gatineau. Built in 1890, the building was formerly the Old McConnell House. It was designated a “recognized” federal heritage building in 1985.

- 0.34 square metres (3,659 square foot), two-storey, wood heritage building
- Kitchen facilities
- 1 washroom
- Parking area
- Located next to the Champlain Golf Club and 1.5 km west of the Champlain Bridge

Selection Process and Deadline
To apply, submit your written proposal or business plan to the NCC via email on or before 5 pm (EDT) on Wednesday, October 31, 2012.
Proposals or business plans received after that date and time may not be considered.
Criteria
Your proposal or business plan should address the following:
- Your vision for the lands and existing infrastructure.
- Your strategic approach for implementing your vision.
- The opportunities and constraints that you foresee in terms of the property’s heritage qualities and how you would respond to them.
- The proposed timing for your project and an indication of a proposed lease term.
- Information about the market feasibility of your proposal or business plan and the economic factors that will contribute to its success.
Evaluation
We will evaluate proposals or business plans for each property in light of their overall contribution to the NCC’s objectives for that property.
Your proposal or business plan must contain sufficient concept details and financial information for us to properly evaluate the feasibility and viability of the project.
Final Approval
The NCC, in its sole discretion, retains the right to accept or reject any or all proposals or business plans and to cancel this call at any time.
